Stone, water and a walled old town

Marble restoration in Como starts with understanding the town itself. Much of the historic centre still sits inside its medieval walls, laid out on a Roman grid, with the marble Duomo at its heart and Romanesque churches in local stone a short walk away. Beyond the walls lie the lakefront, the hillside streets climbing towards Brunate and a string of villas along the shore towards Cernobbio. Marble turns up everywhere: worn stone thresholds and steps, late nineteenth-century floors in elegant flats, grand villa staircases, and contemporary bathrooms and kitchens in newly renovated homes.

We bring our usual approach from Milan: a visit, identification of the stone, a free written quote, then the right mix of grinding, polishing, repair and sealing for that surface and that setting.

The lake factor

How lake humidity affects marble

In Como, water is more than a view; it is something the stone lives with every day. Damp air off the lake, autumn mists and ground-floor rooms close to the shore all encourage moisture to rise through floors and skirting. Marble, being porous and calcareous, reacts in recognisable ways: darker tide marks along the walls, white salt deposits in the joints, yellowish or rust-coloured stains where water has carried impurities, and a polish that fades far faster than in a Milan flat.

That is why sealing matters so much here. We use breathable impregnating sealers that let vapour escape rather than trapping it under a film, and we check that a floor is dry enough before polishing. If the damp comes from a fault in the building, we tell you plainly, because no polish will last on stone that is constantly wet.

Local heritage

From the old town to lakeside villas

Inside the walls, flats often occupy old palazzi that have been reworked many times. We find late nineteenth-century marble and terrazzo floors, communal stairs with hollowed treads and narrow entrance halls with centuries-old thresholds. Restricted traffic zones and pedestrian streets mean vehicle access has to be planned in advance; when necessary we carry machines by hand to the door.

The lakeside villas, on the shore and the hills above the first basin, are a different world: patterned reception floors, marble fireplaces, grand entrance stairs, loggias and terraces where stone faces temperature swings and damp. These are fine surfaces, often in white marbles, grey Bardiglio or veined stones, which call for gradual work that respects the original finish.

Como’s rationalist architecture also left its mark, using marble and pale stone in broad, plain surfaces. There the aim is evenness and flatness without disturbing the restraint of the original design.

Treatments

What works best on Como marble

The combinations we recommend most often around the lake.

Marble sealingDamp

Marble sealing

Breathable sealers, essential near the lake to slow staining and absorption.

Marble stain removalTide marks

Marble stain removal

Water marks, salt deposits, rust and organic stains, each treated with the right chemistry.

Marble polishingShine

Marble polishing

For floors and staircases that have lost their lustre, from satin to full gloss.

Lakeside villas often have marble fireplaces that need cleaning and repolishing too.

Renovated homes

Marble bathrooms and kitchens by the lake

Many old-town flats and first-basin villas have been renovated with contemporary marble: shower trays cut from a single block, Calacatta or Statuario cladding, veined kitchen worktops and carved basins. Hard water, soap and acidic descalers quickly leave dull patches and etching. We work these surfaces with fine abrasives and hand tools suited to edges and tight corners, then apply a stain-resistant sealer and leave you a short list of cleaning products to avoid, since most damage starts with cleaning.

Planning

Preparing a project in Como

The drive from Milan is short, but working by the lake needs a little extra preparation.

  • A first assessment from photos sent on WhatsApp, looking closely for signs of damp
  • A visit to check the stone, the joints and the skirting
  • Access planned around the walled centre and the narrow hillside lanes
  • Moisture-sensitive work scheduled for drier spells where possible
  • Careful protection of furniture, parquet and window frames in villas
  • A breathable sealer and written care advice suited to a lakeside climate
FAQ

Marble and Lake Como: your questions

Why does my floor near the lake have dark marks along the walls?

Usually it is moisture rising from the screed or the walls and being absorbed by the marble. The marks can be reduced with targeted stain removal, but the result only lasts if the source of damp is under control. During the visit we look at the pattern of staining and tell you honestly what can be achieved.

Which sealer do you use in such a damp setting?

Breathable impregnating sealers that repel water and oil and penetrate the stone without leaving a surface film. Vapour can escape, the marble does not dull under a layer of wax, and stains are absorbed far more slowly.

Can you work inside the old town walls?

Yes. We plan vehicle access in advance within the local traffic rules, use compact machines where stairs or lifts are narrow, and agree working hours with you or your building manager.

How much does marble restoration in Como cost?

It depends on the area, the type of stone, the level of wear, any repairs and the access conditions, which vary greatly between a flat in the old town and a hillside villa. We therefore send a free, itemised written quote after the visit.
