The marble your guests notice first

A hotel lobby, a dining room floor, the top of a cocktail bar: these are the surfaces guests take in the moment they arrive, and the ones they remember. When marble loses its reflection, when the path from the entrance to reception turns dull or the bar top is ringed with citrus and wine marks, the whole impression suffers, however polished the service. Hotel marble maintenance in Milan is as much about image as it is about cleanliness.

Les Traitements du Sud works in hotels and restaurants that rarely, if ever, close. We schedule our work overnight, during quiet hours or on your closing day, with discreet teams and equipment chosen to keep noise as low as stonework allows.

The aim is simple: by morning the lobby is ready, the dining room is laid and the bar gleams – and no guest has noticed a thing.

Overnight work

While the building sleeps, we work

We plan around your rhythm: last covers, bar closing, late check-ins. Before dawn the floor is dry, clean and open again.

Where we work

From lobby to washrooms, each area wears differently

Luggage trolleys mark marble differently from chair legs, and a bar counter suffers in ways a guest washroom never does.

I

Lobby and reception

The worn lane to the desk, suitcase scratches, the arcs around revolving doors – ground and polished zone by zone.

II

Dining rooms and corridors

Scuffs from chairs and service trolleys, wine and oil stains, darkened joints between tables.

III

Washrooms and spa

Limescale from Milan’s hard water, cleaner marks and vanity tops dulled by soaps and cosmetics.

IV

Bars and counters

Rings from lemon, vinegar, wine and fizzy drinks on bar and buffet tops, finished with a stain-resistant seal.

Image and continuity

Why marble matters so much in hospitality

From historic hotels in nineteenth-century palazzi to design-led properties around Porta Nuova and CityLife, Milan’s hospitality sector chose marble for what it conveys: solidity, care, understated elegance. It is also a sensitive stone. A Calacatta or Statuario floor in a busy lobby can lose its finish within months if left alone, and a pale marble bar can collect acid rings in a single busy evening.

We therefore suggest a two-stage approach. First, a thorough restoration to remove scratches, etching and old coatings and bring the surface back to an even finish. Then a maintenance contract with visits calibrated to real footfall – more frequent in the main circulation areas, less so in secondary rooms. The marble stays in keeping with the property, and you never reach the point of closing an area for days.

Milan’s calendar matters too. During Design Week in April, fashion weeks and major trade fairs, rooms are full and restaurants are stretched: that is when marble must look its best, not when it should be restored. We recommend scheduling deep restoration in quieter periods, such as August or early January, with a light polish just before the busy weeks. We coordinate with management and the maintenance manager on access, staff routes and keys, and leave housekeeping written guidance on marble-safe products.

FAQ

Hotel and restaurant marble: your questions

Can you work overnight without disturbing guests?

Yes, that is how most hotel projects run. The quieter stages are kept for night-time near the bedrooms, while the more intensive work is done in areas away from guest floors or on low-occupancy days. Everything, including access and keys, is agreed with management before we start.

Does a restaurant have to close for its floor to be restored?

Usually not. We work after evening service or on your weekly closing day, splitting large dining rooms into sections. The floor is dry and clean when you reopen. A full restoration of a large room may take several consecutive nights, always planned well ahead.

Our marble bar keeps getting marked. Is there a fix?

Calcareous marble reacts to the acids in citrus, wine and soft drinks, so rings are inevitable without protection. After polishing out the existing marks we apply a stain-resistant treatment that slows absorption, and give your bar team practical tips. Under a maintenance contract we return to the most exposed areas regularly.

What determines the cost of a maintenance contract?

Total area, type of marble, footfall, visit frequency and the hours required, night or day. After a free survey we prepare a detailed quote with an annual schedule, so the cost is known in advance.

Do your products leave strong smells?

We favour low-odour products and ventilate during and after the work. In restaurants and breakfast rooms we plan sessions so the space is fully aired before staff and diners arrive.

How do I get in touch?

Send us a WhatsApp message, with photos of the lobby, dining room or bar if you can, or fill in the quote request form. We will reply promptly to arrange a visit at a time that suits your property.
